Best apartments near UT Austin for your budget and routine
Start with the room, the whole agreement and the campus building you attend. Use an explainable shortlist instead of one overall apartment score.
In this guide
The best apartment near UT Austin fits your full housing budget, room preference and actual class locations. Start with a consistent lease year and room type, then compare known costs, unresolved charges and the trip to your buildings rather than an unsupported overall winner.
Then compare three things on the same sheet: full housing commitment, your actual weekly travel pattern and the conditions you need to live and study well. West Campus is worth investigating, but a neighborhood name is not a completed commute or a complete price.
Independent needs-based comparison updated October 27, 2026 using dated official plan observations and primary university sources. Selected examples retain October 26 observations and different lease years. The commute-premium exercise uses declared hypothetical inputs. No universal property rank, current vacancy or building-risk score is asserted.
Choose the tradeoff you actually need
Make one requirement decisive before adding amenities. If a twelve-payment commitment is too long, solve the term first. If meals are essential, compare a real room-and-meal bundle. If classes meet in CBA, do not substitute a distance to Rowling Hall or the nearest campus edge.
- For a 2027–28 private bedroom, start with that exact year/privacy filter.
- For a university-operated option, inspect 2400 Nueces and its eligibility alongside a UHD hall bundle.
- For the route, compare your real class building in the West Campus map and verify the entrance.
CBA and Rowling Hall produce different searches
Use your timetable to identify the buildings you need, including classes outside business. The BBA office address is a useful reference point, not a claim that every BBA class meets there. For an MBA or an event at Rowling Hall, use that building’s address and the appropriate entrance.
Pin each apartment’s entrance, the relevant campus entrance and the final classroom building. The UT campus-map guide shows how to resolve a building abbreviation and inspect the route beyond the campus edge.
Test the journey at the hour you would use it. Include leaving the unit, lifts or stairs, crossings, the walk inside campus and a realistic margin. For a bus option, include the walk to the stop, waiting, direction, transfers and your evening return. Compare the route you can use with the schedule you actually have.

| Campus reference | Official location | Use it for |
|---|---|---|
| McCombs BBA office | 2110 Speedway, CBA 2.400 | A BBA office reference; classes may meet elsewhere |
| Rowling Hall | 300 W. Martin Luther King Jr. Boulevard | The actual MBA, event or class destination when assigned there |
Official BBA contact and UT building records retained. Use your timetable and the relevant entrance, not one generic distance to McCombs.
Build a shortlist beyond an apartment advertisement
UT’s off-campus marketplace provides a listing search and renter resources. The maintained housing map and building directory provide another way to explore specific properties. Use a listing to identify an option, then obtain the terms for the actual room and lease year.
West Campus, North Campus/Hyde Park and more distant neighborhoods create different routes and living arrangements. UT’s neighborhood guide supplies the geographic starting point. Compare actual addresses rather than giving every property in one area the same travel time.
Build a manageable first comparison: one option whose route you prefer, one lower-cost alternative and, if relevant, a university room or co-op. Keep the student housing guide nearby for the detailed tour, household and contract questions.
A shortlist with an explainable reason
Use these examples to decide which question deserves a written quote. They are different products and lease years; the table does not declare a universally cheapest or best property.
Two original cost checks expose why the headline is insufficient: Lark’s observed 4×4 single has $780 over twelve payments above base rent in the displayed recurring amount; Moontower’s selected Van Zandt private has $869.40. These amounts come from the same dated plan data used in the full-cost comparison, with the remaining waiver, utility and premium questions retained.
Scroll the table to compare every column.
| Stated need | Exact candidate to investigate | Why it enters the shortlist | Resolve before choosing |
|---|---|---|---|
| University-operated private bedroom | 2400 Nueces 4×4, 12-payment 2026–27 option | $1,141 recurring per person; published utilities included | Sophomore standing or above; contract dates, eligibility and parking |
| Private bedroom with a documented sample utility scope | Lark 4×4 single, 2027–28 | $1,304 observed recurring per person; twelve payments | Approved-guarantor condition, window/floor premiums and liability terms |
| Different private-room layout and furnishings | Moontower Van Zandt 3×3 private, 2027–28 | $1,357.45 observed recurring per person; furniture/internet/cable listed | Utility billing, unresolved mandatory breakdown and selected parking |
| Nine-month room-and-meal package | A specific 2026–27 UHD room category | Room, meals, internet and laundry share one published period | Shared/private room and bath, availability, sales tax and contract assignment |
Rise and Axis illustrate why included costs need checking
Rise’s official site lists 2206 Nueces. Its FAQ describes furnished apartments, separately rented garage spaces with limited availability, and included gas, trash, drainage and Wi-Fi. That list does not establish that every utility or charge in a particular offer is included. Ask specifically about water, electricity, required insurance and any mandatory service charges. Rise FAQ
Axis describes individual bedroom leasing and a total housing contract payable upfront, in two semester installments or in twelve equal monthly installments. Its resource page lists cable and internet in the rate, requires tenant liability coverage and describes an opt-out rent-reporting service with a monthly fee. Axis resources and FAQ
These are advertised policies checked on October 26, 2026, not signed quotes. For either property, record the selected plan, bedroom, occupants, occupancy dates, total rent, payment schedule and every additional charge. Put the relevant written terms beside the marketing inclusion before comparing a total.
Two campus days change the same comparison
If you keep the same lease and travel-spending assumptions but attend only two days each week, the assumed time saving falls to twenty hours. The same $1,600 net premium then costs $80 per hour saved. A compressed timetable can change the value of proximity even when the apartment price is unchanged.
Conversely, frequent returns home between classes or evening commitments can increase the trips affected. Recalculate with the pattern you would actually follow, then check whether the supposed time saving holds on the route. Do not multiply a campus-edge walking claim across a year as though it were measured door to door.
The comparison also leaves out important differences deliberately: roommate arrangement, quiet, furnishings, accessible routes, space, deposits and parking. Add meaningful differences explicitly; do not hide them inside a claim that the cheapest or closest apartment is automatically best.
A method you can inspect and change
First hold year, occupancy period and room privacy consistent. Then rank only among offers that fit your requirements, using the known commitment and keeping missing charges visible. Compare location and your actual weekly travel pattern next. A cheaper known subtotal with an unknown required fee should not automatically beat a complete quote.
Read who produced each recommendation. Rambler’s January 2026 twelve-property roundup identifies its author as a Rambler leasing manager and includes Rambler. That is useful operator-authored context, with a different purpose from a neutral comparison of written offers. Roundup and author disclosure
Keep selected accounts separate from operator facts and City complaint cases. Retain the account’s date and tenancy uncertainty. Public cases and coarse area crime data do not supply a current building safety or maintenance score.
Match the contract to your academic year
A fall-and-spring attendance budget may cover fewer months than an apartment contract. Record what you owe if you leave Austin for summer, and read the actual replacement or reletting procedure before assuming someone else will take over. The West Campus lease comparison works through complete quotes.
If income restrictions are part of an offer, use the SMART Housing guide to separate eligibility from an available qualifying unit. If comparing a university hall, use the residence-hall guide to align its room-and-meal bundle with the apartment’s actual period and inclusions.
Before signing, be able to explain the exact space, full obligation, route to your buildings and unresolved terms in a few sentences. The strongest shortlist is small enough to verify and specific enough that the attractive headline survives the written offer.
Questions answered
Best for which budget, classes and room preferences?
Set the full commitment, occupancy period and private/shared room requirement first. Then choose the actual campus destination and weekly trips. Use exact-year filters and written quotes; a source-backed shortlist can explain a fit without assigning one universal apartment winner.

Which option has the lowest supported full-term cost?
It depends on comparable year, room, period and included charges. The displayed examples intentionally retain different years and unresolved items, so they are not a cheapest-to-most-expensive ranking. Use the exact-plan comparison for a consistent subset and request the missing amounts.

What is verified versus reported by one resident?
An official plan or agreement records what the operator publishes. A selected account records what that source reported, with its date and tenancy uncertainty. A City complaint is another evidence type and does not by itself prove a violation.

Attributed accounts · Checked 2026-10-23
How old are the reviews and quotes?
Read each observation’s own date. The exact-plan sample uses October 26, 2026 observations; selected accounts keep their original publication and access dates. A page refreshed today does not make an older review or advertised rate current.

What can the data establish about noise, safety or maintenance today?
The retained sources identify published terms, attributed experiences and historical public cases. They do not establish current building-wide noise, safety or maintenance conditions. Census-block-group crime counts describe a larger area and should not be converted into a property risk score.
