SMART Housing in Austin: the West Campus check
Identify the program, confirm the qualifying documents and get the selected unit’s rent and lease term in writing.
In this guide
Austin’s SMART Housing program supports income-restricted housing through development incentives. In West Campus, the University Neighborhood Overlay (UNO) also connects additional development capacity with affordability requirements. A property’s use of “SMART” still needs to be matched to the particular program, qualifying unit and applicant documentation. Austin Housing’s program page
For a renter, three questions matter: which eligibility route applies, which specific space is offered under it, and what the full lease costs. A qualifying financial-aid document is not the same thing as a reserved apartment.
Austin Housing and UT resources checked October 26, 2026. The city’s currently linked applicant guide is dated July 23, 2026; its SMART Awards List link is labelled 2024. No individual eligibility, current income threshold, rent quote or vacant unit is certified here.
SMART, UNO and a property’s advertised plan are different levels
The city expands SMART as Safe, Mixed-Income, Accessible, Reasonably-Priced and Transit-Oriented. Its program page describes development fee waivers in exchange for income-restricted units and explains that UNO is located in West Campus.
Those are program and development rules. They do not mean every room in a participating building has the same restricted rent or that every applicant qualifies for every affordable-housing program.
Start with the exact plan and lease year. Ask the leasing office which program governs that space and which eligibility process it will apply. Keep the answer with the quoted rent and occupancy dates, rather than applying one building’s answer to the entire neighborhood.
Confirm the income or aid route with the current documents
The city’s July 23, 2026 applicant guide describes reasonably priced units using specified percentages of Median Family Income and says the thresholds are updated annually. The applicable limit therefore needs its year, household assumptions and designated unit level. Current linked city guide
For West Campus students, the city’s UNO section also links a list of need-based financial-aid awards used for qualification. The linked filename is labelled 2024 when checked in October 2026. Match the actual award name and applicable term with the property’s current verification process; do not assume every scholarship or loan counts as qualifying need-based aid. If applying through income documentation, obtain the office’s current written checklist and calculation method. A number remembered from a prior year, a friend’s approval or a screenshot of a different program is an unreliable substitute for the conditions attached to this application.
Keep these four checks separate
The following checklist makes the missing confirmation visible. It is an authored search aid, not a decision that an applicant qualifies.
Scroll the table to compare every column.
| Check | Evidence to obtain | What remains separate |
|---|---|---|
| Program | The rule governing the selected unit | A general affordable-housing label |
| Applicant | Accepted current income or aid documents | A friend’s or roommate’s approval |
| Unit | Qualifying plan, bedroom and lease term | A building advertising the program |
| Cost and offer | Written rent, fees and offer conditions | An old or unqualified headline rate |
Each line answers a different renter question. Eligibility review, unit availability and an executed agreement should not be collapsed into one status.
Compare the whole quote after the eligibility check
Ask whether rent is per person or per unit, how many installments are required and which charges are additional. Check utilities, parking, deposits and one-time nonrefundable fees under the agreement that would be signed.
A lower restricted base rent can still come with separate costs. That does not make the eligibility route unhelpful; it means the budget should include the same line items used for an unrestricted alternative.
Use the West Campus apartment comparison for a worked full-contract example. Then put the selected agreement against the UT attendance budget, keeping a university estimate separate from the actual lease.
Use the map to find candidates, then verify the offer
UT’s affordable-housing page links an online search tool for income-restricted properties, including SMART Housing. That is a discovery resource. Follow the property’s current application and availability process for the specific space. UT affordable-housing resources
The maintained UT housing directory and map can help compare locations and inspect published evidence. Keep any dated property claim attached to its source and lease year.
Before committing, have a written answer for the program, documents, unit, dates and full cost. If one is unresolved, treat it as an open question in the comparison. A program description should help you ask the right question, not disguise an unconfirmed offer.
