UT Austin / Housing & cost
Cheap apartments near UT Austin
For cheap apartments near UT Austin, compare the full commitment for the same lease year, room arrangement and payment count. A low base installment can exclude utilities, fees, furniture and parking, so a known subtotal is not an all-in price.

| Exact plan / observation date | Known payment and twelve-payment subtotal | Unpriced or separate amounts |
|---|---|---|
| Axis · Progressive · 2026-10-22 | $925 per person · $11,100 across 12 payments | Utilities; liability/Green Fee; furniture; upfront/deposit; parking |
| Axis · Pure · 2026-10-22 | $940 per person · $11,280 across 12 payments | Same source gaps; exact selected quote required |
| Legacy on Rio · E1 · 2026-10-26 | $1,012.45 per person · $12,149.40 across 12 payments | Known $285 upfront separate; utilities, parking and applicant terms remain |
Source-dated observations, not current vacancies or a market-wide cheapest ranking. Subtotals multiply the displayed recurring amount by 12 and retain the unresolved costs. Room and term are held consistent; inclusions still differ.

What the data adds
- Two documented low-payment private plans
- The matching source snapshot contains 492 2027–28 private-marked, twelve-payment records across 19 properties. Of those, 337 records across 16 properties have a recorded recurring amount instead of only base rent; three recurring amounts are at or below $1,000, including one enclosure-unverified loft, leaving the two Axis examples above in that subset. This is a partial cost-basis screen, not a complete affordable-housing shortlist.Original screen using the explorer’s apartment/year/privacy/twelve-payment and default exclusion rules. The 337-row subset counts a recorded recurring amount; it excludes observations with only base rent. The other 155 base-only records remain separate leads, followed by a room-basis check. These are plan variants, not available units. Counted October 27, 2026. - A sub-$1,000 base amount can cross the ceiling
- Legacy E1’s observed $975 base becomes $1,012.45 recurring—$37.45 per payment, or $449.40 over twelve payments above base.Original calculation from its October 26 exact-plan observation. Its known recurring subtotal is $12,149.40, with upfront fees and unresolved usage/other charges kept separate. Legacy on Rio — official floor plans and dated E1 amount · checked
Set the budget for the whole agreement
Choose the maximum you can fund over the full occupancy period, then separate repeated costs, nonrefundable one-time charges, refundable deposits and advance rent. A prepaid amount credited against rent is a cash-timing requirement, not a second rent expense.
Hold the lease year, number of payments and bedroom/privacy basis constant before sorting. A shared bedroom, an entire apartment and a private bedroom are different products. A twelve-payment contract retains all twelve obligations when you leave Austin for summer.
With the explorer’s illustrative $65 utility and $15 insurance allowances, the Axis $925 observation becomes a $1,005 scenario and the $940 observation becomes $1,020, before other unresolved costs or optional furniture. Those allowances are user inputs, not published utility bills. Change them only when you have a basis for doing so.
Compare exact plans, with the missing amounts still visible
The opening table keeps one year, private-bedroom basis and twelve payments. Axis’ published recurring amount does not resolve the Green Fee, liability coverage, usage charges, optional furniture or upfront/deposit question. The lower known amount is a reason to obtain that written quote, not a complete cost conclusion.
Legacy E1 is a useful counterexample to base-price filtering: its base is below $1,000 while its observed recurring amount is above it. The displayed cents come from a dated official marketing total; the operator portal can round the number. Keep the actual selected offer with the source record.
The source catalogue also labels a Villas on Guadalupe B1 loft bedspace at $1,000, but its enclosure/assigned-space basis remains unverified. It is excluded from the documented private-bedroom shortlist here. The property record preserves that unresolved description rather than turning it into an ordinary enclosed bedroom.
Base-only offers remain part of the search. The same filter also returns 155 base-only observations across 26 West, The Block and Crest at Pearl. Thirty-two The Block records have base rent at or below $1,000; their full recurring costs are unresolved, and some loft labels have unverified enclosure. Inspect the network’s exact locations and plan records and obtain its required-fee quote. A low base is a lead to investigate, while the absence of a recorded recurring total is a cost gap—not a reason to claim the offer is more expensive.

Keep dorms, co-ops and apartments on their actual periods
Scroll the table to compare every column.
| Product to inspect | Published scope | Food / furnishings / obligations | Before calling it cheaper |
|---|---|---|---|
| Selected private apartment | Exact plan, room basis and full payment count | Check food, furniture, utilities, insurance and parking separately | Add every known charge; show unknowns and occupancy dates |
| UHD Jester shared community-bath example | 2026–27 fall/spring · nine months · $14,937 per person | Room, meals, internet and laundry; sales tax additional | Compare the full bundle and actual room; keep summer separate |
| A specific cooperative house and room | House-specific agreement, year and installments | Meals vary by house; membership and labor commitments matter | Read the house’s exact food, labor, eligibility and term before totaling |
The rows explain product scope, not a price rank across unequal terms. UHD rate checked October 27, 2026; selected apartment observations retain their own dates.
For cooperative housing, inspect an actual house rather than a network-wide starting price. The source catalogue distinguishes Opsis and Taos, including different meals and labor records. Verify the current house agreement and the operator’s official rate/eligibility resources before assuming a meal bundle or a membership obligation fits your routine.
The dorm comparison retains nine-month meal benefits. The attendance-budget guide includes an editable full-housing-commitment calculator. A university aid budget and a housing contract remain separate documents.

Sort the charges before adding them
Scroll the table to compare every column.
| Charge kind | How to record it | Common mistake to avoid |
|---|---|---|
| Recurring mandatory charge | Amount × the actual number of applicable payments | Comparing base rent with another plan’s displayed recurring total |
| One-time nonrefundable fee | Add once, with any applicant condition | Assuming an unquoted fee is zero |
| Refundable deposit | Separate cash commitment; state refund conditions | Treating it as a guaranteed refund or recurring rent |
| Advance rent | Show timing and the rent credit | Adding it again to the full rent total |
| Conditional credit or concession | Record the exact condition and covered period | Spreading it across the term without confirmed eligibility |
| Optional parking or furniture | Add only the selected product, with its period | Assuming it is included because a building advertises it |
Use the selected agreement and source description to resolve liability coverage and optional alternatives. An outside policy can have different conditions from an operator waiver. Do not erase a required charge until the applicable written terms establish that it is removed.
Price the trip you will actually take
Look outside one neighborhood if it expands your choices. Use UT’s neighborhood resource, the housing map and your actual timetable to compare addresses. A longer route can affect time, transit schedules, parking and the last trip home.
Use CBA for the relevant business destination, Rowling Hall when that is the actual location, and the specific Engineering building rather than one generic distance to campus. Check the apartment entrance, crossings and campus access. A rough address-distance estimate is not measured door-to-classroom time.
The off-campus comparison keeps a commute-premium exercise separate from measured travel. It lets you decide whether the extra cash and time tradeoff fit your weekly pattern.
Restricted prices need an exact eligibility and unit check
A S.M.A.R.T. or other affordable-housing designation does not establish that you qualify or that a suitable restricted unit is available. Eligibility, household composition, student rules, program year, unit and the actual operator offer are separate checks.
Use the City’s Affordable Housing Online Search Tool and the SMART Housing guide as starting points. Keep income or identity documents with the appropriate official process; the public comparison does not need them.
The budget filter above keeps restricted plans off by default. Include one only when the restriction and exact offer have been read; a very low restricted number should not silently outrank an unrestricted plan.

Finish with a current written quote
- Name the exact property, plan, bedroom, privacy arrangement and lease year.
- Record occupancy dates, payment count, recurring amount, upfront costs and refundable/prepaid cash.
- List every unresolved charge and any concession or eligibility condition.
- Keep the operator source, observation date and controlling agreement beside the total.
- Resolve the missing amounts before treating the comparison as complete.
A low known subtotal with unpriced required charges does not establish the cheapest complete offer. Confirm the actual space and availability with the operator, then read the agreement before making a commitment.
Questions answered
What does my housing budget include beyond base rent?
Include the full rent/payment count, mandatory recurring charges, nonrefundable fees and food for the same period. Add selected parking and furnishings. Keep refundable deposits and credited advance rent separate, and leave unquoted required charges unknown.

Is the cheapest advertised price for a shared bedroom or a particular term?
It can be. Retain the exact bedroom/privacy basis, lease year, occupancy dates and payment count. This guide’s shortlist uses documented private-bedroom examples; an enclosure-unverified loft is disclosed separately rather than treated as equivalent.

Could a co-op or a longer commute reduce the full cost?
Possibly, but compare the actual house/room, contract period, food, labor or membership duties and travel pattern. A co-op’s meals and obligations vary by house, and a distant apartment’s lower rent does not establish a lower complete cost.
College Houses — official cooperative houses and resources · checked · UT Off-Campus Living Resources — neighborhoods · checked
Which charges are refundable, prepaid, recurring or conditional?
Use the controlling agreement. Recurring charges repeat for the stated payments; nonrefundable one-time fees add once. Refundable deposits are separate cash with conditions, credited advance rent is not charged twice, and concessions require the exact eligibility and period.

What does SMART or affordable-housing eligibility require?
Check the current program, household/student rules, property, qualifying unit and actual offer. A program designation or a search result does not establish eligibility or availability. The public budget comparison does not collect income or identity documents.
