Identify what the advertised price buys

Do not divide a private-bedroom rate by two and call it a shared-bedroom offer. Ask for the permitted occupancy, price basis and exact room designation in writing.
Check the room with both residents in mind
- Measure the sleeping, desk and storage areas after both beds are in place. Ask whether bed and desk assignments are fixed.
- Check bathroom access, doors, daylight, closet storage and where each person can study or take calls.
- Agree quiet hours, guests, alarms, temperature, cleaning and what happens if the other resident leaves.
- Ask whether both occupants need to qualify for a restricted housing program and whether the offer applies per bed or to the whole room.
A shared bedroom, a shared bathroom and a shared apartment are three different arrangements. Keep each distinction on the quote.

Compare the entire commitment
Put the lease year, occupancy dates, payment count, mandatory fees, utilities, parking and upfront cash beside each offer. Compare a shared room with a private room over the same period. A short seasonal price is not a full-year alternative.
