Compare roommate-matching policies before applying

A matching form can introduce you to someone. Your sleep schedule, guests, bills and lease obligations still need a conversation.

Bring a groupRoom and bathroom assignments, each person’s budget, and what happens if one application is denied.
Use property matchingWhether it is a preference request or a guaranteed match, the assignment date, and the reassignment process.
Find someone independentlyIdentity, the actual room being offered, landlord approval, and the agreement each person must sign.

Start with UT’s roommate-finding resources. A social account or student affiliation alone does not verify a room or the person’s authority to rent it.

Have the awkward conversation before signing

  • Compare sleep and study hours, work schedules, guests, overnight visitors, pets, noise, smoking and temperature preferences.
  • Name who sets up each utility, when payments are due and how you will share the bill. Decide what happens during a summer absence.
  • Agree on cleaning, food, shared purchases and use of common spaces. Put the agreement in writing and give everyone a copy.
  • Read the lease’s guest, animal and occupancy rules together. A roommate agreement does not change the landlord’s contract.

Use UT’s roommate-agreement resource to turn preferences into a written conversation.

Divide the bill deliberately

An equal split can be sensible when the rooms and benefits are similar. If one bedroom is larger or has a private bathroom, agree a different share before anyone commits. Keep the landlord’s total unchanged and state who pays which bill.

The agreement allocates cost between you. It does not decide whether the landlord can pursue either person for an unpaid balance. Check individual and joint liability before signing.

Leave with a written household plan

Write down the roommates, assigned rooms, rent shares, utility accounts, move-in dates and the plan if someone leaves. Each person should read their own lease and any guaranty.
