Is cheaper rent outside West Campus worth the commute?

Two selected private-bedroom offers differ by $12,120 in base rent. Your classroom, schedule and full contract decide the bargain.

Research cutoff: . Prices, budgets and results keep their own dates.

In this investigation

Two selected private-bedroom offers differ by $12,120 in base rent for 2027–28: Rambler’s Sterling Signature 4×4 is $1,659 per installment, while Town Lake’s Riverside 4×4 is $649. I would compare that saving with my weekly trip to the building where I have class. A Tower travel time alone can hide the trip that matters.

Both offers use twelve installments and start August 19, 2027; their end dates differ by one day. Fees, utilities, room assignment and travel still change the decision. The current timetable also won’t guarantee the service available during that future lease.

Sterling Signature 4×4, private bedroom/private bath compared with Town Lake 4×4$1,659$649$12,120
Saguaro Signature 2×2 compared with Town Lake 2×2$1,929$799$13,560; confirm the window and assigned room
Sepia Signature partitioned shared room compared with Town Lake 4×2 private bedroom$1,149$599$6,600 between different privacy products

Rambler describes Sepia as a shared room divided by privacy walls. A $6,600 difference is real arithmetic, but it isn’t a matched private-bedroom saving. Sterling and Town Lake provide the stronger selected-plan comparison. Saguaro’s menu includes a no-window variant at the same advertised amount; a plan name alone doesn’t settle daylight.

A whole apartment produces a much smaller listed difference.

These are examples, not neighborhood medians. Exact dates and payment counts weren’t fixed on the Westside operator’s pages, so the $100 West–North monthly difference isn’t turned into a guaranteed annual saving. Furnishings, utilities and joint liability need comparing too.

The schedule changes the geography

The following model uses the November 2026 CapMetro timetable, estimated walks and the Tower as destination. Each value is the median across leaving at every minute of the named hour. “8 a.m.” means departing during 8:00–8:59, not arriving for an 8 a.m. class.

These are scheduled scenarios, not measured trips. Walks use straight-line distance ×1.35 at 4.8 km/h; ordinary transfers, cycling and driving aren’t included. Weekday service is November 2. Weekend figures use the nominal November 7–8 pattern, before event detours. The full methods are in the download.

North Campus can be much better for engineering than for McCombs. In the particular arrive-by-8-a.m. scenarios, Melroy takes about ten minutes to EER and 25 to CBA. Duval Villa takes about eleven and 27. Your destination changes the answer before your neighborhood does.

Far West’s larger penalty appears at weekends: the two examples rise from roughly 35–37 morning minutes on a weekday to 52–54 at weekend noon. CapMetro’s August service changes reduced routes 661 and 670 from an 8–10-minute pattern to 15–20 minutes. Route 672 and regular city buses mean that change isn’t the same for every Riverside address.

Rapid 837 reached full frequency in June 2026, improving the case for some east-side addresses. Rogers Ave’s modeled Tower trip is 25 minutes, but its broad advertised rent range couldn’t be tied to a comparable room and term. I wouldn’t turn the range’s low end into a studio quote.

The rent you save and the hours you spend

Calculate annual cash left after housing, mandatory charges and added transport. Then count the added travel hours. Keeping the two results visible lets you decide what your time is worth.

Here is an illustration, independent of the selected current quotes: assume a $6,600 annual housing saving, 160 campus days, a ten-minute walk each way from West Campus, and a 45-minute outward/50-minute return trip from farther away. The additional 75 minutes a day becomes 200 hours. The saving is $33 per extra travel hour before further cost differences.

Three campus days a week over 32 weeks would make that 120 hours, or $55 per extra hour. A second daily round trip can erase much of the flexibility you hoped to keep. Eligible UT students ride CapMetro without an additional fare, but backup rides and parking still cost money.

If you already keep a car in either location, compare extra mileage, parking and any insurance change. If the move makes you buy or keep a car you could otherwise avoid, include those ownership costs. Don’t count both loan principal and depreciation as economic expenses.

Cheap rent needs a usable room and week

Before choosing the cheaper offer, check these five things:

  • The assigned bedroom, window, bath sharing and full contract dates.
  • Arrival at your first classroom and the final trip home, including weekends.
  • Furniture, internet, parking, utilities and insurance already included in the contract.
  • The lease’s shared debts and the cash required to qualify.
  • Property-specific maintenance, flood exposure and the route you’ll use after dark.

The crime comparison in the research uses selected APD categories and address buffers; those counts aren’t a personal-risk score or a complete APD–UTPD census. The safety investigation explains the more careful neighborhood comparison.

I would choose the room and week together. A large private-bedroom saving can justify a longer bus ride. Moving an older solo apartment a few miles for a small discount can be a very different bargain.

How we got this

The November 2 research combines dated operator offers, CapMetro GTFS schedules, City address points and Census rent benchmarks. Current asking prices, occupied-home Census rents and modeled travel use different periods and populations. None is a neighborhood median for every UT student. No housing approval, vacancy or future transit reliability is guaranteed.
